To confirm your booking, we require a non-refundable deposit of 20% within 7 days of our verbal or written confirmation of your arrangements. A higher deposit may be required for premium dates, or for longer stays exceeding 2 weeks. Your booking is confirmed once we have received your signed booking form and your deposit payment has cleared. Holidays booked within 8 weeks prior to arrival must be paid in full at the time of booking.
Paying the balance
The balance of your rental cost is payable 8 weeks prior to your arrival. Where payment in full has not been made by this date, we reserve the right to cancel the booking and cancellation charges as detailed below may be incurred.
Occupancy and use of the lodge
The number of people occupying the lodge must not exceed numbers stated on the booking form. The lodge shall be used solely for holiday purposes and the guests shall not sub-let the property or any equipment that comes with the lodge.
You have sole use of the property including all electricity, gas, peat for the fire, water and linen. Life jackets are available but any fishing rods and fishing equipment will need to be provided by yourselves.
Arrival and departure times
The lodge is let from Saturday to Saturday unless otherwise agreed in the off-peak season. The lodge is available from 4.00pm on the day of your arrival and we ask that you vacate the property by 11.00am on the day of your departure, leaving it in a tidy condition to enable our cleaners to prepare for our newly arriving guests.
Damage and breakages
We understand that accidents do happen, but we do ask that you inform us of any defects or breakages as soon as possible and pay for the repair or replacement so that neither you nor the following guests are inconvenienced. We reserve the right to charge for the cost of any replacements or damages caused by the guests for a period of not more than 7 days after departure.
Changing your booking
Any amendment to a confirmed booking may incur a charge of up to £20 as an amendment fee. Changes within 8 weeks may result in additional cancellation charges.
Cancellation by guests
In the event of you needing to cancel, the following conditions will apply:
a) 12 weeks or more prior to arrival - deposit forfeited
b) 8 weeks or more prior to arrival - 50% of the total charge
c) less than 8 weeks prior to arrival - 100% of the total charge
We strongly recommend guests take out their own Cancellation Insurance Cover.
Cancellation by us
Payments are accepted by us in good faith and in the belief that the lodge will be available at your disposal for the dates stated. In the very unlikely case that this is not possible we will refund all monies paid, providing the cancellation does not arise for reasons of ‘force majeure’.
No liability can be accepted for events, which are 'force majeure'. These include, but are not limited to war, threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disaster, fire, adverse weather conditions or other events outside our control.
We accept no liability whatsoever for any injury or loss sustained by guests or any other visitors to the lodge, or for any loss or damage caused to any property brought to the premises.
It is vital that you have adequate comprehensive insurance cover for you and all members of your party. Check that any policies you are considering do in fact cover you for rented accommodation booked independently of travel arrangements. Under no circumstances will the owners be responsible for loss of life, personal injury, medical expenses, accidents or forfeited deposits or damage to property and/or motor vehicles howsoever caused. Tenants and their guests are recommended to insure against these risks. This agreement is subject to English law.
Dogs are welcome but must not be allowed upstairs and must sleep in a dog cage (two provided) or in your car.
For the comfort of all our guests Uig Lodge is a NO SMOKING property.
